Pete Fortunato

Peter is well known to veterans in the field of real estate investing. He believes that transactions which you can be proud of result from carefully conceived goals and plans followed by purposeful actions and scrupulous documentation to create desired outcomes.

Nena Gang is the CEO of GMS Group, an association management and consulting firm located in Tampa, Florida.

GMS Group currently partners with seven non-profit trade associations, including the Bay Area Apartment Association where Nena serves as Executive Vice President. GMS has been involved in association management since the early 80's.
In recent years, Nena has devoted significant time to developing and teaching adult education programs. These seminars/workshops are interactive and focus on ‘reality’ training for the industry professional. Dave Marek, SREIA President and longtime SREIA Board member, will speak at the Real Estate Basics meeting on Thursday, September 17, DoubleTree Hotel, 7:00 pm, on the topic of “Successful Landlording.” If you have an unsold home and need to generate cash flow, Landlording can be the answer to your prayers.

Dave and his wife Sue own many rental properties and have lived in Florida since 1986. Dave and Sue moved from New York after Dave retired from IBM. He joined SREIA to learn about real estate investing (back then it was called Robert Allen Nothing Down) and started buying properties, including single family homes and mobile homes, and lo and behold, he was a landlord !

Dave Marek knows the ins and outs of Landlording, and he’s got some advice to share with you. He knows how to find good tenants, how to handle the not-so-good tenants, how to get repairs done affordably and all the essential issues that you need to know about if you are considering being a landlord and moreover, if you want to be a more successful landlord.

Dave also has some “Section 8” houses, and he will share information about how to utilize this rental method and what the landlord can expect with this program.

Dave Marek’s presentation will also explain issues about rental contracts and leases, late fees, eviction processes, liability issues concerning mold, lead and smoke detectors, and other valuable information that today’s landlord needs to have to ensure success.

Tim Mockler will speak to members & guests about asset protection and setting up ownership utilizing the entity that best fits your needs. Tim holds a master’s in civil engineering from University of Florida and worked in that field in D.C. and Chicago for many years. Eventually, he opted for the life of a real estate investor / landlord. He currently owns properties in three Tampa Bay area counties.

In 2005, Tim was faced with a lawsuit that threatened his accumulated assets. Ultimately, he prevailed, but the experienced proved to him the value of protecting one’s assets and what can happen if a person does not take action to do so. Tim will share information about the different methods of ownership and what he feels is the best approach to asset protection. Tim will talk about the advantages and disadvantages and most importantly, how to so this in a cost effective manner.

Laurie Zoock of Credit Advocate Services presents:
Improve Your Credit & Earn The Best Rates

Laurie Zoock, president of Credit Advocate Services, Inc., will speak at the July General Meeting Early Event about how you can quickly and legitimately develop good credit, improve your credit scores and qualify for lower interest rates. Laurie will also share tips on how you can correct your credit reports. She will tell members and guests how to best protect yourself from zombie debt and how to prevent becoming a victim of identity theft. Laurie knows some information that will reveal how the credit reporting agencies operate and how to avoid spending money on those so-called “free” credit reports.

Real Estate Auctions That SELL & CLOSE !
Guest Speaker: Steve Doran of Premier Auction Group, Inc.

The luncheon planned for July 8 at 12:30 pm will have Steve Doran of Premier Auction Group, Inc., speaking to members and guests about on-site real estate auctions. Premier Auction Group offers a method to sellers that cannot be matched by traditional real estate sales venues.

Premier Auction Group, Inc is a licensed real estate broker in the state of Florida that sells by auction method. With corporate offices located in Palm Harbor, there is also a satellite sales office on the east coast of Florida in Palm Beach County. Specializing in auctions that close is what sets PAG apart from many of the other auction companies. The staff at PAG knows their clients are using them to get to a closing table, not just have an auction. To maintain a successful closing ratio of 75% PAG is very selective in the projects it accepts. Of the 12 licensed real estate sales agents at PAG, four are also licensed as Brokers; an additional four are licensed as Auctioneers.

Premier Auction Group successfully auctions residential homes, commercial buildings and land ranging in value from $25,000 lots to $2.5M commercial buildings. Premier Auction Group has sold and closed everything in between.

Steve Doran of Premier Auction Group, explains “PAG provides an ‘Accelerated Real Estate Solution’ in any market. A successful auction will demonstrate the true market value for any real estate. Provided several tasks are accomplished properly, you will know exactly where your property stands in the market. In this market sometimes the reality is not pleasant. That does not mean it is not accurate. People that did not believe or accept what they were being offered 12 and 18 months ago would gladly take those offers today. The immediate market that we are in is that of decline. How do you catch a falling knife? Most say wait until it hits the floor. PAG has buyers competing on catching the falling knife. We do not look for listings or representation of buyers. We do auctions - One project for one seller, sold one at a time. That is what we do better than anyone else!”

The process is:
• Seller and PAG agree on the potential of a project.
• Advertising campaign and expenses are determined. The seller pays for a portion of the advertising in advance of the promotion.
• Promote the property for 30 to 40 days.
• Hold the auction ONSITE.
• Write a no contingency contract on auction day with 5% non refundable deposit placed with a 3rd party.
• Closing occurs within 30 to 45 days.

PAG will evaluate your property for a successful auction. If PAG does not believe your expectations will be met, they will pass on the project. Steve Doran explains, “It doesn’t do anyone any good to have an auction that does not close.”

"Profits In Mobile Homes"
Presented by: Lenny & Anne Cimador

Lenny Cimador was a Florida public school science teacher and baseball coach who realized that, while he loved his work, the salary and pension program would never provide financial freedom.

Lenny took advantage of early retirement at age 50 and turned his attention to full time real estate entrepreneurship. After first investing in education from several noted gurus, Lenny and his wife Anne, an R.N., began purchasing mobile homes for cash flow and other benefits.

They will discuss the pros and cons of buying mobile homes vs. stick built homes; why mobiles can produce more cash flow than single family homes, their criteria for purchasing a mobile home, management of single family mobile homes, and the logistics of re-selling a mobile home while keeping the land. Lenny will also point out mistakes they made and what to avoid when purchasing mobile homes.

Banks are overwhelmed with foreclosed properties and SREIA’s panel of speakers can give us advice on how to navigate the waters.

Chuck Collova of C & C Financing, will be an integral part of the panel. Chuck Collova has 43 years experience in financial services. He went to work for Franklin Credit in Cincinnati Ohio in 1966 as a trainee in collections and skip tracing, working for one of the few finance companies in the state that was making mortgage loans. He moved on to GE Credit Corp (now GE Capital) in 1969. After many promotions spanning from branch manager to national operations manager, Collova left GE in 1979 and returned to Florida, working in the mortgage brokerage industry as a marketing and operations manager.

Chuck Collova started his own mortgage brokerage business in 1981, C & C Financial Services, located at 4127 W. Cypress St, Tampa. Collova knows that money is the key factor in creative real estate. The market changes in the last few years have been dramatic. Chuck will share some advice about avoiding the pitfalls whether you are buying, holding or selling.

Lettie Tice of Next Generation Financial Services, a division of 1st Mariner Bank, will share her knowledge of reverse mortgages and how this tool can be used to help consumers achieve their financial goals.

Lettie says that just a few years ago, the only way a financial advisor or insurance agent could get a reverse mortgage written was to refer their client away to a captive reverse mortgage specialist. Most financial advisors will tell you that this makes them feel uncomfortable, and some will even tell you that they have been burned in the past because they lost control of their case design. Currently, it is possible for financial advisors to not only write the reverse mortgage, but also maintain control of the financial plan they developed for the senior. Lettie Tice will share her knowledge and give good basic guidelines for what to look for and what to avoid when considering a reverse mortgage.

Dale Appell has extensive real estate knowledge, having started his practice of law as a real estate attorney in 1989. Dale bought his first rehab home in 1993. Most of his time is devoted to practicing law, with a focus on personal injury, catastrophic injuries and wrongful death cases. Dale earned his juris doctorate from Duke University School of Law in 1989. He received his B.A. degree from the University of Pennsylvania in 1986. Prior to establishing his own firm, Dale worked as an attorney at one of the Bay's largest law firms, Johnson, Blakely, Pope, Bokor, Ruppel & Burns, P.A. Dale is an active member of The Florida Justice Association, The Florida Bar Trial Lawyers Section, The Hillsborough County Bar Association, The Clearwater Bar Association and the Tampa Bay Inns of Court.

Pat Frank has a long career in public service, beginning in 1972 with her election to the Hillsborough County School Board. In 1976, she was elected to the Florida House of Representatives, and was a State Senator from 1978 to 1988.

She distinguished herself by being the first woman elected “Most Effective First –Term Member” by the House of Representatives and was also the first woman nominated “Most Respected Senator” by her Senate colleagues.

Elected to the Hillsborough County Board of County Commissioners in 1998, she served three years of her first term as Chairman of the BOCC. She was re-elected to the BOCC in 2002 and was elected Clerk of the Circuit Court in 2004.

Pat Frank was the first woman to be admitted to the Georgetown University School of Law, and was among the first class of women admitted to the University of Florida, where she received a degree in finance and taxation, with a minor in economics.

She has been married over 50 years to Richard Harlan Frank, retired Judge of the Second District Court of Appeal. They have three daughters and two grandchildren.

The current market conditions may last several years. An oversupply of homes for sale, difficulties obtaining financing and a declining economy offer a dim view of available investment opportunities. However, for people trained to utilize lease options, this challenging economy represents a viable and positive investment opportunity. 

Lease options offer the ability to control a property with a minimum investment and less risk in a declining market.  A properly drafted lease option contract can deliver tax benefits and the ability to do a 1031 tax-free exchange with the profits without ever owning the property.  Experienced investors use options to maximize profits tax-free, especially in this chaotic investment environment.

Options are not well understood by many investors, owners, realtors, attorneys or escrow agents. There are few books or courses that cover advanced application of options in buying or selling. A working knowledge of the legal and tax implications of options will empower the user to acquire real property, personal property (mobile homes, vehicles, etc.), notes and other rights with personal, business or IRA funds.

The option buyer pays a fee for the right to purchase at a set price sometime in the future. This unilateral contract allows him/her to buy or not, an unusual but enforceable legal concept. An option is personal property, but can be exchanged tax-free. It can control all of the profit in a transaction. It can be invisible, portable, private, and not attachable. 

If a property declines in value, the option can be abandoned at a minimum loss. The real cost of funds in option transactions is usually lower than market rates, a considerable benefit.  A special agreement is required to capture all the tax and ownership benefits of a lease purchase.  Additional documents, such as escrow instructions, deeds, notes and mortgages are also executed to ensure protection of all the involved parties equally.

A different approach is used for tenants and rent-to-own leases. Due to the possibility of a lease option tenant being considered having a title interest in the property, a Contract for Option is used. This avoids having to foreclose a non-paying tenant.  Several other profitable applications of options will be discussed in detail. The most important of these is the use of options to multiply IRA accounts. Four different strategies will be covered. The control and purchase of notes using options is another available technique.

The book Secrets of Lease Option Profits, Second Edition, by Jack Shea, contains 180 pages of text and forms to implement all of the above and more.  The one-day course, including the book, presents a complete system of documents, forms and procedures developed over 25 years of application and hundreds of transactions.

Jack Shea was raised in Chicago and attended the University of Illinois where he earned his bachelor s of science in engineering with a minor in business.  Shea spent seven years as a U.S. Air Force pilot flying four-engine transports.  He was an aircraft commander and flight examiner, and lived in France and Japan.  He has worked in the aviation and technology industries and was previously an officer for several New York Stock Exchange corporations.

Shea moved to Florida in 1978 and began investing in real estate.  He is a licensed realtor and mortgage broker.  He has concentrated on buying and selling options on real estate, and has been an investor in single-family and mobile homes. "Detail Awareness Equals Big Pay Days"

Marko Rubel knew just a few words of English when he arrived in the United States from Croatia in 1994 with a small suitcase, $3,000, and a huge desire to become wealthy. He soon realized that a job in Corporate America is not a synonym for the American Dream and financial security. When he discovered real estate investing, he recognized that he had found the way to transform his life into one of independence and happiness.
