“What Adds Value To A House and Expedites the Sale ?"

Wayne Brown has been a real estate appraiser for over 30 years in the Tampa Bay Area, appraising properties from single family residential lots to multi-use high rise buildings in Philadelphia.
Wayne worked for three different banks and lending institutions as their Senior Review Appraiser. Wayne also worked for HUD apartments buildings on a national basis. Wayne Brown is actively involved in doing appraisals for REO foreclosures for banks and financial institutions.
Prior to his appraisal career, Wayne Brown was a Federal Agent with the Department of Justice. Wayne Brown’s presentation will provide information on today’s market and what to add to help sell a property, what renovation projects will add value to a house and how square footage plays a part in the equation.
Wayne will also share information about how a property’s landscaping will impact the value, sale price and turn around time for a property. Wayne will offer advice on which comparative sales you might consider when determining the value of a property.

Jack Shea is a former Air Force pilot and officer with several aviation-related corporations who moved to Florida 30 years ago
to work in real estate. Jack moved to Florida in 1978 and began investing in real estate. He is a licensed realtor and mortgage broker. He has done syndications
and mobile home development. He has also bought and sold mortgages and notes on real and personal property.
He has concentrated on buying and selling options on real estate,
and has been an investor in single family and mobile homes. Jack Shea operates a 1031 Tax exchange facilitator business with his wife, Merle, and his son Daniel. Jack has taught classes to investors nationwide on lease-purchase contracts, note buying, Land Trusts, exchanges and IRA investing. Jack has developed several unique strategies in options, trusts, exchanges
and IRA investing.
Jack Shea, along with Jack Miller and a few other investors, pioneered the technique of gaining personal control of IRA funds. This required working with several IRA custodians to develop the trust documents necessary to accomplish this. These documents needed to meet the
requirements of the custodians and be compliant with the IRS regulations. As a result, every IRA owner is now able to move their funds from the custodian to their corner bank and have checkbook control of the funds.
Jack Shea's presentation will provide an overview of information to help members and guests learn about how they can be in charge of their
own IRA and the benefits of taking this approach. There are many guidelines to be aware of, and getting correct, relevant information
is key to making the best decision for your personal situation.

WHY USE HARD MONEY ?

If you are buying for investment and not paying cash you have two choices for financing:
You either do a FULL DOCUMENTATION mortgage request with a minimum of 20%
down, which has all types of seasoning and credit score requirements that vary by
lender.

Chuck Collova started working for Franklin Credit in Cincinnati in 1966, as a 20 year old trainee collecting past due accounts, skip tracing and working for one of the few finance companies in the State that was making mortgage loans.
Chuck went to GE Credit Corp (now GE Capital) in 1969. After several promotions, he became national operations manager in Pittsburgh, PA, which was responsible for
home improvement loans and first and second mortgages.
Chuck left GE in 1979 and returned to Florida, working in the mortgage brokerage
industry as marketing and operations manager. In 1981 he opened his own mortgage brokerage business in Tampa, C & C Financial Services, Inc.
Chuck bought his first home in 1967 and became a serious real estate investor in 1984. He's purchased numerous residential, several commercial, and one industrial property over the years. He also has a wholesaling company and works in both businesses with his oldest son Sonny. Chuck was one of the first original vendors of SREIA.

A Landlord’s Guide To Section 8 Housing
Suncoast REIA General Meeting on Tuesday, March 2, will have representatives from the Tampa Housing Authority speaking to members and guests on the topic of Section 8 housing, as pertains to landlords.
There have been recent changes and updates to the program, and current Section 8 landlords as well as prospective Section 8 landlords are advised to attend this meeting and hear the particulars regarding this program.
Information provided will include the application process for landlords, eligibility requirements, dwelling guidelines and details regarding the inspection process. Many SREIA members utilize this program and have success with this renting method.

Evaluating Rehabs: Pitfalls and Priorities
Presented by: Rob Earhart, SREIA Board Member
Investing through the ups and downs of real estate since the early 1970’s Rob has invested in, rehabbed, rented and sold many homes since that time.
Since 2004 his company has contracted with several Investment Companies, overseeing the rehabs of their purchases, constantly dealing with contractors, subcontractors, investors, buyers, and renters throughout the Tampa Bay Area.
As the Project Manager for one such company he oversaw the renovation of over 150 homes in a four year period. He often worked with 3-4 crews at a time coordinating minor to major rehabs, mostly in St. Petersburg. With weekly payrolls in the thousands, he interfaced with suppliers, contractors, and City Officials in creating habitable homes, often from empty shells. He has worked with General Contractors and Engineers in obtaining permits and generally supervised the construction work to complete the projects.
At our February 2010 luncheon on Wednesday, February 10, Rob will describe and show examples of minor and major renovations, how to determine what you’re getting into when purchasing, and will provide an Excel spreadsheet used to realistically determine your own numbers for repairs.
Knowing the repair costs enables you to make an offer quickly which benefits you, not the seller. In today’s market buying at the right price means you can make a good profit, not just break even, or even lose money.

How You Can Set S.M.A.R.T. Goals for 2010
