About Rich

After college, Rich worked his way up the corporate real estate ladder to become the broker and owner of ERA Prestige Realty. For the next few years he grew Prestige to a formidable four-office operation with over 250 full time agents and exceeding 45M in annual sales each year in business. This of course this is when 45M meant something.

After a divorce, he sold the real estate offices and went to work for a leading foreclosure law firm where he studied the legal aspects of real property law, the election of remedies and foreclosure litigation.

In 1993, his expert understanding of the consequences of default led him to begin investing in foreclosure and tax deed auction properties. Currently he has participated in the acquisition and sale of over 2000 (and counting!) auction properties.

In 2003, Richís business model became more focused on an off-the-beaten-path investment in default instruments, including unsecured consumer debt and NPLís.

All in all, heís purchased 1000ís of non-institutional first and second mortgages and institutional second mortgage notes. He has participated as either a principle or as a collateral file due diligence consultant in pools valued at over 80 million dollars.

However, with all his success, his real passion lies in the recovery of surplus funds. Being able to help homeowners reunite with the equity lost at foreclosure or tax deed auctions is as rewarding as it gets. Rich has recovered over nine million dollars in lost equity for homeowners during his 15-year career in surplus.

Rich is a member of Real Estate Owned Managers Association of California (REOMAC), a member of the National Tax Lien Association (NTLA), a platinum member of Broward Real Estate Investors Association (BREIA) and Miami-Dade County Real Estate Investors Association (MDREIA), and is a SREIA Gold Vendor.

Saturday's class will build on the foundation provided by Rich at the SREIA general meeting on Tuesday, 6 March.

At the all-day training on Saturday, 10 March, Rich will drill-down on:

  • How surplus is created

  • How to make money with surplus funds
  • What constitutes a workable file and what doesn't
  • How to use "quiet title" law suits to their benefits


  • Because Surplus requires litigation, Rich will go over the statutes that govern both tax-deed surplus and mortgage foreclosure surplus [Trustee].
  • He'll reverse engineer a couple of his files to provide an in-depth view of what happens from beginning to end.
  • He will also present other strategies and techniques that he's learned over his 30 years of being in this business.
